Al Markhiya and Al Gharrafa: The Established Northern Suburbs

If Al Waab is where families start, Al Markhiya and Al Gharrafa are frequently where they end up. These northern districts hold a disproportionate share of Doha's long staying expatriate families, and the reasons are practical rather than glamorous.

What these districts are

Both sit north and north west of central Doha, in the belt between the city and Education City.

Al Gharrafa is the larger and better known of the two, with a substantial compound market, a long established expatriate presence and an unusually good cluster of schools within reach.

Al Markhiya sits closer in, quieter, more residential, with a mix of villas and lower rise apartment buildings and a settled local character.

Neither is a destination district. There is no marina, no mall as a landmark, no skyline. What there is instead is a functioning residential area where families stay for years.

Why families stay

Schools. This is the main answer. The concentration of well regarded schools in and around these districts, and the proximity to Education City, means the school run is measured in minutes rather than motorway.

Space and quiet. Villa stock with gardens, low rise buildings, low traffic streets. For families with young children, that combination is the whole proposition.

Community. Compounds here have long established resident populations rather than high turnover. Families who arrive tend to find the social network already exists.

The districts people move to are chosen for the commute. The districts people stay in are chosen for the school run and the neighbours.

The compound market

Compounds dominate the expatriate family market here, and they work as they do elsewhere in Doha: gated developments with shared pool and gym, rent often close to all inclusive, maintenance handled by management.

What varies is quality of management, and it varies a great deal. Ask the questions that matter:

  • Who runs it, and how quickly do they fix things?
  • Is the pool open and maintained through summer?
  • Are the gym and pool shared with a neighbouring compound?
  • What exactly is included, and up to what utility cap?
  • How many parking bays, and is there guest parking?
  • Are pets permitted?

Standalone villas exist too, offering more space and privacy in exchange for taking on the maintenance, garden and pool yourself.

Rents and how they compare

These districts sit broadly in line with Al Waab and below the waterfront districts. What you are paying for is the school proximity and the settled character, not new build finish, and some of the stock is showing its age.

Apartment options exist, particularly in Al Markhiya, at rents below the central districts.

The commute

The honest position: comfortable to Education City, the northern and western parts of the city, and anywhere on the Green Line. Harder into West Bay and Lusail at peak.

As always, drive the actual route at the actual hour before you commit. The difference between Al Markhiya and outer Al Gharrafa is a real one on a weekday morning.

Ownership

Both districts sit outside the areas designated for non Qatari freehold ownership. For expatriate residents these are rental markets.

Designated zones are set in law and revised from time to time. Confirm the current position for any specific property rather than relying on a general statement, this one included.

Who these districts suit

Families with school age children, particularly those whose schools sit in the northern cluster or at Education City, and households who value quiet and space over proximity to the business districts.

They suit less well single professionals, couples working in West Bay, and anyone who wants to be able to walk to a restaurant in the evening.
