How Portal Ranking Actually Works on Property Finder and Qatar Living — An Agent's Guide

Nobody publishes the exact formula, but the pattern is consistent

Property Finder and Qatar Living do not publish the precise mechanics of how they order search results, and treating any outside claim as the exact algorithm would be misleading. What is well established across real estate portals generally, and consistent with what agents in Doha observe listing after listing, is which categories of signal matter. Understanding the categories is more useful than chasing a mythical exact formula, because the categories are what an agent can actually act on.

The signals that consistently move the needle

Freshness. A listing that was touched today, whether that means a price adjustment, a photo update, or simply a manual refresh, reads to a ranking system as active and reliable. A listing that has not been touched in weeks reads as stale, even if the unit is still genuinely available. Portals reward the behavior of staying current, not just the fact of being current.

Completeness. Listings with full details, accurate size, amenities, location precision, and a complete photo set outperform thin listings with a title and two blurry photos. This is not just an aesthetic preference. Complete listings generate more engagement per view, and portals rank toward what keeps users engaged.

Response time. How quickly an agent responds to an inquiry is tracked and factored into how that agent's listings are treated. An agent who replies within minutes is a better outcome for the portal's own users than one who replies the next day, and portals optimize for their users' experience, not for any individual agent's convenience.

Photo and content quality. Professional, well-lit photography consistently produces more clicks and longer view time than phone photos taken in poor light. More engagement per listing is one of the clearest, most controllable inputs an agent has.

Price positioning relative to comparable units. A listing priced far outside the range of similar units nearby tends to get less engagement, which in turn affects how a ranking system treats it going forward. This becomes a compounding problem: an overpriced listing gets less engagement, which pushes it lower, which gives it even less chance to be seen by the buyer who might have paid that price.

Agent and agency reputation signals. Programs like Property Finder's SuperAgent status exist specifically to distinguish consistently responsive, high-quality agents from the rest, and that distinction is reflected in how their listings are surfaced.

What this means when the same unit is competing against duplicates

This connects directly to a problem covered elsewhere on this blog: duplicate listings for the same unit across multiple agents. When engagement for one property is split across three or four separate listings, none of them accumulates enough signal to rank strongly. A single, well-maintained, frequently refreshed listing with complete data and fast response times will consistently outperform four competing, half-maintained versions of the same unit, even though the underlying property is identical.

A practical checklist for improving ranking without gaming anything

None of the following is a trick. It is simply doing the things that are known to correlate with better placement.

  • Refresh listings on a fixed schedule rather than only when remembering to.
  • Fill every available field, do not leave amenities, size, or location detail blank to save five minutes.
  • Set a response-time target for inquiries, ideally under fifteen minutes during working hours, and hold agents to it.
  • Invest in professional photography for anything above entry-level rental stock.
  • Price against real comparables, not against what the landlord hopes to get, and revisit that price if engagement stays flat after two weeks.
  • Consolidate marketing on a single, accurate listing per unit rather than letting several versions compete against each other.

Ranking is not a mystery to be reverse-engineered. It is a reflection of which listings genuinely serve the portal's own users best, and the agents who consistently do that work are the ones who consistently show up higher.
