Buying property in Qatar can carry a residency consequence, and in 2026 that route was reformed substantially. For a lot of buyers it is no longer a side benefit of the purchase; it is a large part of the reason for it.

The two levels

Qatar's property linked residency operates at two thresholds.

Renewable residency is available from an investment of around USD 200,000, roughly QR 730,000. It is a renewable permit tied to continued ownership of the qualifying property.

Permanent residency is available at a higher threshold, in the region of QR 3.65 million, approximately USD 1 million. It carries broader entitlements, reported to include access to healthcare, education and certain investment privileges.

What changed in 2026

The substance of the reform was speed and scope.

Faster issuance. The Real Estate Regulatory Authority, working with the Ministries of Interior, Justice and Labour and the investment promotion agency, moved to issue title deeds and residency permits within days rather than the extended timelines buyers had previously encountered. Ownership documentation and architectural plans have been cited as issuable in under twenty four hours.

Broader qualifying property. The reformed framework has been described as applying to a wide range of property, including shops and offices in malls and residential complexes, rather than residential units alone.

Lower effective barrier. The USD 200,000 entry point brings the route within reach of a considerably larger pool of buyers than before.

Processing speed sounds like an administrative detail. For a buyer coordinating a purchase, a mortgage and a relocation, it is often the binding constraint.

What residency does and does not give you

This is where careful reading matters.

A property linked residency permit is tied to the qualifying investment. If the property is sold and the investment falls below the threshold, the basis for the permit falls away.

It is a residency status, not citizenship, and it does not confer nationality. The entitlements attached to each level, and what they mean for family members, are defined in the relevant regulations rather than by general description.

If any specific entitlement is central to your decision, whether that is schooling, healthcare access, the ability to sponsor family members, or the ability to work, verify that entitlement specifically rather than relying on a summary.

Which properties qualify

Two conditions have to hold together.

The property must be in a zone where you, as a buyer of your nationality, may own. Qatar designates areas for non Qatari freehold ownership and a separate, longer list of areas available on long usufruct terms. Both the list and the terms have been revised.

The investment must meet the applicable threshold on the basis the regulations define, which may not be the same as the headline purchase price.

A property that satisfies one condition and not the other does not deliver the outcome. Confirm both, in writing, before you commit.

What to verify before you buy

  • That the specific plot or unit sits in a qualifying zone, confirmed in writing.
  • The ownership form, freehold or usufruct, and the remaining term if usufruct.
  • The current threshold figures, on the day of the transaction.
  • What the permit grants, for you and for family members.
  • What happens to the permit if you later sell or if values move.
  • The full transaction cost, including registration fee, agency commission and any mortgage registration.

The honest caveat
